Thank you for the progress report. Many things remind me of my renovation, such as the concrete roller shutter boxes and the sliding door. I also initially underestimated the bathroom and there were repeatedly new problems, like not enough right-angled corners and then 5 cm too little width to be able to easily install the tub, partition wall, and shower tray, where whole tiles were supposed to be started, etc.


How would you currently answer your initial question, what do you estimate you will land at? In the meantime, you were already close to 150K, even without a specialist company for asbestos removal and some other extras.

So far, with the planning we are really at 150K. We always included a buffer in the individual items. We didn’t need it for some trades, but for others more than planned. Fortunately, it worked out.

But we are lucky with the electrical quote. We had 3 offers.

Offer 1: 24K Offer 2: 22K Offer 3: 14K

Offer 3 is from a long-established electrical company. They answered every one of our inquiries competently. Calculated the quantities the same. The price reduction comes from lower unit prices and the discount because we make the chases was significantly higher than with the other two. We could hardly believe it and are still slightly skeptical whether we will really end up at 14K. But even if they miscalculate the working time, the offer is still clearly cheaper than the other two. We calculated 25K for electrical work, so quite a bit has been freed up so far. The removal of the asbestos boards cost 1,600€. We had expected more. But we were lucky that only the boards contained asbestos and not the adhesive. So it was one day’s work for two people and that was it.

We also still have a buffer. I can’t currently estimate exactly how high the final sum will be. The Excel sheet we’re using currently says 150K is enough. But we haven’t completed any trade yet, so we take that with caution. But it’s already clear that without a generous buffer renovating is really difficult. Quite a lot happens unexpectedly and it’s a huge relief to know we still have a buffer. Not to be overlooked is also the generous repayment from BAFA which is supposed to and must finance the roof renovation.
