Renovation of a single-family house from the 80s - Is the cost estimate realistic?

Hello everyone,

after having been a silent reader for a few weeks now, our project is slowly becoming more concrete and I am currently working on a first cost estimate and planning what we want to tackle.

About the property: Single-family house, built in the mid-80s, living area upper floor approx. 60 sqm (4 rooms plus 1 bathroom), living area ground floor approx. 90 sqm, basement area 84 sqm (of which 66 sqm is intended as living space (office, sports and hobby room, guest room, bathroom), 1.5 storeys, gable roof, oil heating, underfloor heating ground and upper floor (except for the three bedrooms), wall construction ground/upper floor 24cm Poroton, 10cm insulation, ventilated clinker facade.

A comprehensive renovation/modernization is planned, although the state of the building is still very good, meaning that much also aims at an optical change (tastes are different after all) and an energy modernization.

We have planned the following:

Window replacement in wood-aluminum (27 windows, window area approx. 46 sqm) with roller shutters/window sills €40,000 after EM funding
New insulation above rafters and new roofing, renew insulation between rafters €50,000 after EM funding
(Warm) conservatory approx. 20 sqm on existing terrace as €40,000
Heating replacement and optimization (radiators...) €25,000 after BAFA funding
Complete renovation of two bathrooms (total approx. 20 sqm) €25,000
Sanitary (renewal of pipes, ...) €8,000
Electrical (new switches, sockets, possibly radio smart home e.g. for roller shutters, heating,..., occasional new wiring or new positions, no complete electrical renovation) €12,000
Photovoltaic system (size not yet known, as much as fits on the roof and makes sense) €15,000
Interior doors (12 "normal", possibly two steel frame doors or similar) €10,000
Interior finishing in general (new ceilings, re-plastering/wallpapering, breakthrough to terrace, steel beam for wider passage to kitchen, focus upper and ground floor, a stud wall in the basement, otherwise mostly optical) €20,000
Removal of cantilevered balcony (approx. 25 sqm) €5,000
Balcony railing (10m), canopy, front door €13,000
Stair renewal (tiled stairs in basement, wooden stairs in upper floor) €5,000
Floors upper floor (laminate/vinyl) €5,000
Floors ground floor (wood in living areas, rest to be decided) €10,000
Floors basement (laminate/vinyl) €5,000
Dismantling/disposal/... €5,000


We see own contribution especially in the interior finishing and of course everything related to dismantling, disposal, ... Also sanitary (new water pipes and whatever else should be modernized) as well as electrical work can be done in part by ourselves.

What do you think of my estimates so far? Where is there still potential for improvement?

Topic heating: We would very much like to go in the direction of a heat pump in combination with photovoltaics. Is that a realistic alternative here in this existing building? The main rooms already have underfloor heating, the basement is not permanently occupied, in the upper floor I would possibly switch to more suitable radiators. Otherwise, only pellets remain since there is no gas connection.

I’ll take the liberty of bumping up my post. It’s slowly getting more serious and the first offers are being created/requested. I’m aware that in the current situation ([Krieg, Inflation, Energiekrise, ...]) cost estimates are very difficult, but maybe there are still a few hints where our estimate is completely off. A photovoltaic system, for example, will probably be difficult to realize at that price in a corresponding size (10kwp+). I’m also afraid that we won’t quite make it with the 40,000 after funding for windows (even though the 25% funding was still applied for before mid-August). Best regards Philipp

Are you doing the floors yourselves? So is that just material? Otherwise, I see photovoltaics and interior fittings as tight, especially according to the description of the interior fittings you plan. The delivery times should be interesting...

The point "after funding," could you take the cost item before funding? No idea how the sentences are right now. Where are you renovating? We are installing windows, partly with venetian blinds and partly with roller shutters and will end up with plain plastic at 40k. What is included in the bathrooms? It might be too low.

By the way, we are from [bawü] and energetically renovating 80s buildings with partial top-up. Expensive fun despite a lot of [EL].

I find electrical and photovoltaic installations rather limited, while the windows are priced relatively high.

Where do your numbers from March come from? It's a shame that the thread got lost. I remember that this or last year someone here informed that they wanted to renovate a normally sized bathroom: cost estimate somewhere around 40,000€… here, I found it: https://www.hausbau-forum.de/threads/kosten-fuer-badsanierung-in-muenchen.41704/

Does that mean, a lot is not necessary?! Then you can just skip the conservatory if the budget is not enough or you remove the tiles and endure it for a few more years;)
