I was just about to say, 20k is too little for a traditional home loan. Otherwise, 3.7 is a lot. Just take a look at who offers what. Ing-Diba home loan at 3.19

The registered land charge of 20,000 euros is only entered once and, since it is assigned, it is deducted from the new requirement, as the principal is repaid in 3 years.

Effectively, you only enter the land charges that are needed for the actual requirement at the start of financing, and since the property is then paid off, the land charges can subsequently be deducted from the required amount, as they have been assigned. Nothing is deleted or newly entered; mentally, regarding the land charges, you only have to consider the requirement at the start of construction in total, assuming you have then paid off the property, which you specify.

I like your approach regarding cost saving, but this should also include the interest, and I believe that cost saving (since much larger amounts could still be saved) also includes selecting all banks, rather than accepting that your house bank does not finance 20,000 euros. That may be the case, but other banks do finance these amounts, and if your house bank does not want to handle the transaction with you regarding the soon-to-follow larger variable financing, then it may not be the right partner bank, also because you place great value on saving a vacation, as you write. Possibly, with regard to the large financing requirement, even a small car can be saved )

ING Wohnkredit only works with an existing property.

Of course, I am looking for cheaper loans. I just wanted to provide an example.

The house bank is ING. With their conditions, for example -0.1% with an existing salary account, they are currently the best when it comes to home financing, but of course everything can change in 2 years if the ECB still comes up with the idea of taking a different course.

Changes at the ECB affect all banks comprehensively; this will not be the reason why ING-DiBa is one of the global players today and possibly won’t be in 2 years.

But I think you’re quite well placed there, even though the market is large and ING-DiBa does not have its strengths in the variable area.

There are certainly also loans that in the general purpose area, with corresponding creditworthiness, have 2.2% - 2.4% over 3 years, just take a look and compare.
