Reference value construction costs prefabricated house

Hello,

I am new here and would appreciate some input from experienced home builders. :)

We are still at the very beginning and have now found a plot of land (near Vienna) that we really like and that should also be affordable. Our plan is to purchase a plot, if we find a suitable one, and then start building only in 2-3 years. To be able to estimate the possible budget for the plot, we first need to have a rough plan of what we want to build later or what would be affordable.

Therefore my question: is it realistic to put a classic prefab house with 140-150 sqm of living space on a developed, level plot for around 250,000 euros (ready for floor coverings)?

The usual providers in this segment usually give indicative prices on their websites. The ready-for-floor coverings version is definitely around 180,000 euros for that size. But of course, all sorts of additional costs for the foundation slab, heating, windows, shutters, etc. come on top of that.

We were thinking of the following specifications:

    [*]approx. 150 sqm living space (ground floor + 1st floor), no basement, no balcony

    [*]flat or shed roof
    [*]heat pump with underfloor heating

    [*]electric blinds

    [*]wood/aluminum windows
    [*]fireplace in the living area

Can you get such a house from a prefab house provider at a fixed price for around 250,000 euros including all incidental construction costs (excluding floor coverings, tiles, painting, and outdoor facilities)?

These three items probably mean an additional cost of 30,000-35,000 EUR!

Living area * 1600 EUR (standard, at least 1750 EUR in 3 years) plus 30-40k incidental construction costs, plus extras (see above, also heat pump, etc.) plus outdoor facilities, plus garage, plus moving costs, etc. Then add another 20k buffer and you have a rough reference value.

In 3 years, I would calculate towards 350k. But who knows how everything will develop until then.
