Hello everyone,
my wife and I are considering buying a property. Since real estate prices have exploded, you only get dilapidated houses for 250-300 in our area.
So I thought maybe it’s better to build new and saw the following offer:
For 217,000 you get the following house with 134 sqm
-----------------------------------------------------
The shell house is finished from the outside.
Increasing the living height to 2.75 m is FREE.
Modern low-energy house with top architecture and the latest energy-saving technology.
- incl. ARCHITECT SERVICES (approval planning and building application)
- incl. PLOT OF LAND
- incl. base slab
- incl. soil survey
- incl. roof
- incl. mineral structured exterior plaster (white)
- incl. triple-glazed thermal insulation windows (white)
- incl. shutters
- incl. modern front door element (choice)
- incl. electrical installation with assembly
- incl. insulation material and paneling
- incl. solid wooden staircase (color choice)
- incl. compact air-water heat pump with underfloor heating EG/DG with installation
- incl. controlled ventilation with installation
- incl. sanitary rough installation with installation
In addition, there is the completion work (walls, floors, bathrooms, interior doors) and incidental construction costs.
Optionally, perfectly coordinated technology packages with innovative energy technology from brand manufacturers and the use of renewable energies are available.
Of course, you can also get the house presented almost finished or with a basement on request. All floor plans and expansion packages can of course be individually changed according to your wishes.
----------------------------------------------------------------------------------------------------------------------------
So you pay:
- approx. 217 for the house and land
- 22 for incidental construction costs
- completion work (walls, floors, bathrooms, interior doors) and the incidental construction costs sum X
Is the offer realistic? Or is it a "bait offer" and in the end you have to reckon with over 300?
I understand that there is no garage and no terrace included, but these could probably be added later as DIY.
So here is my question: is the offer realistic or am I being naive here?
Will I get by with around 250 or will there be further costs that I don’t know about (terrace and carport excluded). Thank you
