Realistic offer for a prefabricated house?

my wife and I are considering buying a property. Since real estate prices have exploded, you only get dilapidated houses for 250-300 in our area.

So I thought maybe it’s better to build new and saw the following offer:

For 217,000 you get the following house with 134 sqm

Is the offer realistic? Or is it a "bait offer" and in the end you have to reckon with over 300?

I understand that there is no garage and no terrace included, but these could probably be added later as DIY.

So here is my question: is the offer realistic or am I being naive here?

Will I get by with around 250 or will there be further costs that I don’t know about (terrace and carport excluded). Thank you

Only for the house it would be realistic, but keep in mind that much more has to be included in the overall project (kitchen, house connections, higher quality fittings).

If the plot is included, then strictly speaking it should cost 0 euros and would be in a very unattractive location, right?

So something is obviously fishy, the question is what...

Wow, someone sure has something to give away. Have you ever wondered why you only have more expensive rundown houses and the area isn’t filled with cheap houses? There will be enough catches in the construction service description that will encourage you to incur additional costs. Try subtracting the cost of the land and consider what remains for a 134sqm house. In multi-storey residential construction bauen our developers in the region charge between €1,750 and €2,000 per sqm for a normal finish...

The house is a shell construction; you still have to add the costs for the finished condition.

How big is the property?

If it is a [ImmobilienScout] listing, I would call the agent. Unfortunately, I have already experienced that there were simply promotional offers posted without a real property. The property was then always "just gone."
