What I have learned: Generally, nobody gives anything away for free – there are many reasons for price differences.

It is quite possible that the painter in NRW charges 40 € per hour and the painter in Lower Saxony only 35 €. It is also possible that my tiles at 25 € + installation were rather cheap. It may also be the case that there are regions where the economy is even more overheated than here (and craftsmen are now even receiving defensive offers).

What always falls short in these comparisons is the equipment – one has electric shutters, the other has electric ones with sun sensors and timers. I buy the Franke faucet for 150 €, acquaintances of ours one for 600 €. One lays natural stone in mortar, the other lays ordinary concrete paving stones on gravel.

I have already cleared out the basement for you. As I said, a house without floors and wallpaper and extras costs 230k, the plot 100k. Added to that are: garage, driveway, garden, numerous extras we want. And of course kitchen, utility connections, carpet/parquet/tiles, wallpaper, paint... that adds up pretty quickly.

I can already see that it all depends on what your own expectations are. The easiest would be if we had an offer from a provider. How do we best proceed so that someone makes us an offer according to our ideas? So far, we have spoken with about 4-5 companies and everyone has put us off until we have a plot of land.

It stands and falls with the provider. There are also plenty who help with the search for the plot of land. We had already been in loose contact with our provider for a while, and when it became concrete, the numbers quickly came on the table. Although I understand that no one invests a lot of time without a plot of land. The plot always determines the entire construction style of the house.

Honestly, I think it's good that you are being reassured. Not every house fits every plot, and there are even plots where nothing off the shelf fits (more than you think). But seriously... all providers have their price lists - one direction is enough for a rough estimate. Choose an expensive turnkey provider +10K€ and you have a rough idea of the house price. Garage and so on can also be estimated.
