Hello, normally the total purchase price is included in the notarial deed and is separately stated for inventory so that no real estate transfer tax applies to it. Of course, he still has to pay the notary for that. Basically, I would list everything that is included in the context of this contract. Because if funds flow besides the notarial deed, a provisionally ineffective contract may come into existence, and if you say, he's ripped off.....

In which part of the republic is the apartment? I also buy condominiums.

Yes, one should especially not get ripped off by a ripped-off buyer, but handle everything in a contract.

I find it extremely problematic that you repeatedly give legal advice based on dangerous half-knowledge.

Have the notary explain to you what consequences it has if you make a second (also oral) contract (keyword "Nebenabreden" - these are usually excluded in the purchase agreement).

Just my two cents.
