The consequences that some of you do not recognize can, in the worst case, if things go really badly, be that the entire purchase contract becomes void. Keyword: collateral agreements. But I am repeating myself.

This is not an ancillary agreement, but a purchase contract which is then separate from the house purchase.

The case law on this is inconsistent. There are quite a few rulings that declare the purchase contract invalid because, for example, a fitted kitchen (which was then considered by the court as an essential part of the property) was sold under a separate contract, over which the parties subsequently disputed. There are also rulings to the contrary. Personally, especially with built-in furniture, I would consider the risk too high.

Oh, I remember that the notary actually used the 10-year depreciation (AfA) on the purchase price, especially in the kitchen. I don't remember about the awning. Curtains do not belong to a property.
