Perhaps some kind of right of withdrawal at the expense of the buyer.

Are you really dependent on this one buyer? Are there other interested parties at the same purchase price?

Why the stress, he is willing to pay. Just ask for prepayment with furniture. What amount is it about?

So, as everyone is already saying, this is common practice! But yes, he wants to remove it to save on notary fees. How high these fees are when the inventory is left in would have to be clarified. Otherwise, one could agree on something else to compensate for the amount or something like that. From a tax law perspective, it only becomes interesting when the inventory share is very high. Then it could be questioned, as it sometimes happens that this is only declared to save real estate transfer tax.

For a mid five-figure amount, we are talking about costs of 75-100€. So he is practically saving nothing in relation to the total costs.

Then I would simply offer him to meet him halfway with the 100€ on the inventory and put it in a contract, and that's that! The only thing that could be a factor for him to want to handle this externally is the mid five-figure amount, as the tax office might inquire about it.

I was just about to say that!
That's really ridiculous and not worth the effort at all. I'd send the buyer packing if he made such a fuss over 100 euros.
