Questions about purchasing property, measuring boundary stones, etc.

Hey,

my girlfriend and I have now made an offer for a plot of land. The real estate agent was supposed to find out a few things from the seller for us (before the purchase). Among other things, whether all the boundary stones are still present. It turned out that the farmer was so kind as to plow up the rear stones. Of course, they were then in the way and were disposed of. The good man has now been lying 1.50 meters deep for a long time. Now the sellers said they will accept the offer, but we have to take care of the boundary stones ourselves. The plot was already surveyed once in the 80s. The real estate agent said that there would be some plastic caps under the boundary stones. That these might still be there and only new stones would have to be placed on top.

My questions are now:

1.) How expensive is it to have new stones set? The plot was already surveyed once.

2.) Is this only allowed to be done by the cadastral office or also by any surveyors?

3.) Does it save money if we have the rear stones set only after we have the house location surveyed? (Travel costs, "bulk discount" or similar).

And can the property be considered fully developed? All connections are available on the property (telephone, water, electricity, gas, sewage, rainwater). The catch is that the old house will be demolished and the new one must maintain a distance of 20 meters from the street. About 15 meters more than the old house. In other words, all supply lines would have to be extended.

Boundary stones are expensive, with us (I don't know if it is a state matter) in Lower Saxony one costs about 300, in total 1200 are calculated for us. These are, for example, set in new development areas after the final surveying, if you want. Because a survey of the building is definitely done after construction. However, you don't have to use boundary stones.
Your property is already surveyed, as long as there will be location and survey plans. So no panic
The surveyor is coming anyway for the planning.
The property is fully developed, but of course the utilities have to be paid for. With us in Lower Saxony, 12.5 meters are included in the building services.

But I am also only a half-experienced builder who shares her experience with you
Maybe I am wrong???

I also come from Lower Saxony. I would just like to know exactly where my property ends. This seems easier to me with boundary stones. Above all, later disputes with neighbors regarding this are already excluded.
I have to check about the utility lines. You can lay the sewage yourself (handover point or whatever it's called is already there), I probably am not allowed to do water and electricity myself, I have no idea about the telephone,

Patience! The surveyor will come after the new construction and then set the boundary stones if you want them.



It’s basically not about doing it yourself regarding development costs... but about the application and the connection. You have to budget €8500 with us – if you don’t take gas, correspondingly less

I just heard that you can save a bit if you dig the trench yourself. Regarding the surveying, I only mean whether the price should be negotiated down a bit more or if these surveying costs are still acceptable.
