Question about early repayment and clause in the contract

Is it even a loan secured by land charges?

I actually only know the described clauses from other types of financing.

"Sondertilgung" is not an "early repayment," since the "Sondertilgung" (if available) is contractually regulated. "Early repayment" refers to repayment before maturity that is not contractually regulated. However, there are also contracts in which "early repayment" is completely excluded, i.e., repayment cannot be made even with the acceptance of a prepayment penalty.

Otherwise, the regulations sound rather strange, which is why the question is justified as to what kind of loan agreement this is. Loan to a consumer or a company?

I don't understand, sorry. I mentioned the clause here and the advisor and the bank say that you can deposit money at any time for a 1% fee... so to me everything is clear? Or what do I need to consider?

Actually, I didn't know about the 1%, I understand that now, although I don't know what the second clause is supposed to mean with the interest costs.

Additionally, the point came up here just now that there is no special repayment and I would like to understand the difference...
