A single-family house for personal use cannot be deducted. You can deduct x craftsmen costs per calendar year. Exactly how much, I do not know at the moment.

You can deduct the wages for craftsmen. As far as I know, however, only if you already live in it. Otherwise, as an owner-occupier, you’re pretty much out of luck.

I don’t know exactly "where" you are right now. In NRW, for example, there is a reimbursement on part of the property transfer tax for homeownership purchased this year. The date of the notary appointment is relevant here. But that is NRW-specific. I can’t say how subsidies for renovations are handled. (Not relevant for us). However, I would guess you’ll have fewer problems if you first have the notary appointment and act on your property...
