Purchase of an existing property - Best way to proceed? Tips?

Hello,
we are currently confused about the procedure on the market and are therefore open to feedback on how we should adjust our behavior:
Last Sunday, a new object fitting our profile came onto the (here: seller) market. The offer shows many quite appealing pictures, states in the text, apart from a description of the rooms, that it is a prefabricated house built in 2004 and names an energy consumption certificate with class C and about 97 kWh final energy consumption.

We immediately sent an email to the agent on Sunday, expressed our great interest with a detailed and individual explanation of why, introduced ourselves as a family, also with information allowing conclusions about our income, and asked for more information about the condition and the prefabricated house manufacturer. We did not provide any contact details beyond the email address.

On Wednesday evening we then received documents for the conclusion of an agency contract, only with the information that we would receive further information after its signature. On Thursday evening we completed and sent these back and also provided our full contact details, including a mobile phone number. We renewed our interest and again asked to receive information about the property, its condition, obvious repair needs, materials used, prefabricated house manufacturer, etc. At this time we already knew the location of the property, had looked at it several times from the outside (in addition to the photos of the interior) and had a very positive impression, which we also communicated.

Yesterday evening we then received an email from the agent stating that numerous viewings had already taken place and unfortunately we could not be kept up to date without providing a mobile phone number and that there were already several commitments for the property.

In this respect, I am open to feedback on how we need to adjust our search/contact behavior; currently, we are also confused by the behavior of the agent. What is the usual/sensible procedure? Could the other interested parties likewise commission experts so quickly and at what point are these usually involved? We assumed we would receive further information, commission an expert, and bring them along to the viewing appointment—which therefore has some lead time. Or is it usually the case that a verbal commitment is made first and then the viewing with an expert takes place during a second visit?

What do you want to hear now? The person who gets the deal probably told the broker right away that they want to buy the house and paid a discount immediately.

If you as an interested party first schedule an appointment for the coming week and
hire an appraiser, unlike the "buyer," then stuff like this just happens.

Also, you will increasingly encounter with multiple buyer commitments that in the bidding process, properties are auctioned off even if they were declared as a fixed price.

Negotiations, price reductions, etc. have long been over. On the contrary, you might have to add amount x on top as a "bonus" to the price advertised on Immoscout if things go badly. Of course, this only applies in structurally strong regions/major cities and around metropolitan areas.

The real estate agent probably doesn't have the patience to answer countless emails either, especially if they have surely already received inquiries about the property by phone. No emails, contact them directly - in person or by phone! Unfortunately, we have only had negative experiences with real estate agents. They want a quick deal, the rest doesn't matter to them...

Well, if already 20 "ready-to-buy-immediately" people have called me, I certainly won't be answering the email from customer xy, who still wants to send an appraiser...

Without a phone, nothing will surely happen. And I wouldn't wait for the appraiser. Better for you to find a trusted expert who is willing to come along on short notice for a small fee and take a look at the matter.

In a desirable location and good condition - strike! So not the real estate agent... ;)

Rarely does something like that interest the realtor. Sometimes the gut feeling of the actual seller decides.



Realtors are "simple minded". In other words, say directly what’s what. The better the creditworthiness/financial strength is assessed by the realtor, the more likely they are to include you in the inner selection.

By the way, realtors in our region don’t even bother to go on immsscout. They already have enough on the interested parties list...
