How much do you want to invest in the renovation and how much equity do you have? So how much loan do you need for that? And how high are the renovation costs approximately? I think that is only somewhat of a bargain for a small house and I think it especially makes sense if you don't need a particularly large loan.

I think that a truly successful renovation can well compensate for the 80m2. Not (only) a renovation to create space, but above all to take into account sight lines, light incidence, and practical use.

I would have liked to have had a small house. And honestly, the three of us on 80m2 (+ possible extension) is great. If there is money left, I would definitely invest in a fundamental renovation + modernization if the location is right. The chance that such a house has charm and charisma is high. And with that, such a little house can be much more beautiful and livable than a "normally" sized house.

Besides, you have space in the garden for proper dry storage. I see no problems. So, no significant ones.

Just my thoughts, but in the end you have to decide for yourselves: If you want to move out safely in 6-7 years, the additional purchase costs will be lost. At the purchase price, these are roughly 20k. That works out to 250€/month over that time plus the interest costs (probably another 300-500€). For that, you live in a nice house instead of an apartment. Or you plan the renovation right away, but then you will move significantly higher in price. The building seems to have been renovated (roof, facade, windows), only the oil heating system will have to be addressed at some point. That makes the house attractive, especially at that price.

I would buy it. The price is really moderate. Small settlement houses can usually be easily converted and expanded, as long as the development plan is not too restrictive. It may be true that construction and house prices will drop somewhat in the near future, but either the economic conditions will then be unfavorable, or you will be competing with all the homebuilders who are waiting now, plus the next generation of buyers. And small houses are more in demand than you might think. Bachelors, divorced people, single parents, widows, there are many people who prefer living in small houses rather than apartments.

Where exactly is the house located? Small town can mean many things and it apparently isn’t that close to a big city. Depending on the situation, it might still be a good price. Here it would definitely be overpriced, even though the next big city isn’t much further away.
