Hello,

we are interested in a semi-detached house from the developer. We like everything very much, but we find the scope of the construction specification extraordinarily short. It consists of not even eight A4 pages. The developer has already built a few houses nearby using the same pattern, which we have viewed and "look good". Unfortunately, none of them are inhabited yet.

Example for the construction description based on the window:

All vertical windows of the living rooms will be made of plastic windows with multi-chamber profiles (color white) with triple glazing with 3 seals installed. The windows receive tilt and tilt-turn fittings with window handles made of plastic, white.
Execution of the elements: windows and terrace and balcony doors according to plan
Standing elements on the ground floor as terrace doors
Standing elements on the upper floor and attic as windows with fixed lower part
Double-wing windows are executed as centrally divided
In the basement, basement windows in the system with plastic frames will be installed. also with triple glazing (size according to plan)

And here, for example, the basement:

The exterior walls of the basement are made of system formwork reinforced concrete equipped with a 12 cm perimeter insulation WLG 040.
The construction joints are sealed with an elastomeric joint tape

Is something like this usual? The construction specification for my condominium is over 50 pages long.
Can you buy something like this?
In case of problems, you probably end up empty-handed because the specifications are so vague, right?

One could still agree on the VOB as a basis.

My current construction & performance specification spans over 45 pages, but there is a lot of unnecessary talk. How good something is, etc.

If you filter out all the useless parts, the description shrinks to about 20 good pages.

Note the many paragraphs and the easy-to-read, large font.

My description is pretty difficult to read. That's why I had it sent to me as a PDF and am currently filtering and highlighting everything.

Just a small impression of my description.

When we bought our former mid-terrace house from the developer 20 years ago, the description was also very sparse. At that time, a new development area was being created where the developer practically built the entire settlement. However, there was an initial selection process. Some things were selectable.. doors, tiles, sanitary ware. Some things were fixed.. stone, windows, roof, plaster..etc. During this selection process, we were able to look at and choose many things. That was enough for us back then. It became a beautiful house in which we felt very comfortable and which we were later able to sell very well. Don’t you have any selection process with you?

There will be a sample selection, but only after the purchase. Overall, we also have a good impression.

If they are just not inhabited there yet and the developer has already found buyers elsewhere who are also residents, then I would view that calmly and would positively assess that the description is not bloated. A description like "windows made of material XY" without specifying a brand name is ultimately equivalent to one that names the manufacturer but adds "or equivalent". Or is the developer still a novice and has no project history yet?
