We were looking for a plot of land with approximately 400 - 500 sqm but did not find anything suitable. Therefore, we have now received a plot of land from the family, which was already built on and therefore the "old" house had to be demolished. The plot now has just under 400 sqm in area, but that is sufficient for us for a house for 4 people with clever planning.

Yes, that sounds good. I am also starting to wonder how much land makes sense, how much garden area, etc.

Honestly, with the building plot prices being called now, we preferred to additionally acquire a nice, spacious garden plot as garden space. It has about 1,200 sqm and cost just 15 EUR per sqm. So around the house we don’t have much garden now, but we can live well with that,

We have also secured a plot of land and the house must be completed within 3 years.

But I don't know what happens if the time is exceeded. Possibly have to pay a penalty?

We want to wait first until the others build their houses and plan in peace.

So we will still live a little while without construction noise in our condominium ;)

Often there is then a buy-back right or rescission right (I'm not entirely sure anymore) for the seller (municipality). More precise details should be regulated in your notarial purchase contract.

What happens then with the already paid real estate transfer tax, as well as notary and land registry fees? Do you get those back as well? I can't imagine that... Therefore, I can't imagine that a buyback is legally possible just like that...
