Good day,

we are currently still at the very beginning of the planning. Right at the start, the question arises for me as to how possible financing and ownership structures will be clarified. In about 2 years, a new development area will be opened up for us. At the age of 26, I would then like to take the opportunity to apply for a plot of land and build my own home. Until a year ago, I had been in a relationship with my girlfriend for over 5 years. For certain reasons, our paths separated and I have had a new girlfriend for a year now.

Even though the questions are uncomfortable, nonetheless thoughts have to be made about how to finance the house construction. She is also convinced by the idea, as rent can of course then also be saved. I earn significantly more than my girlfriend and additionally bring 150,000 EUR of equity. My girlfriend can contribute about 20,000 EUR of equity. Also, the capital service would have to be carried to a larger extent by me due to the different salaries.

If a wedding is planned in the next few years, we would fall into a community of accrued gains and due to possible child-rearing, etc. I also consider it sensible that I then pay the larger part of the loan and, if necessary, corresponding changes are made in the land register. Nevertheless, personally, also due to experiences with my previous relationships, it is currently too uncertain for us to make land register entries in equal parts directly after one year of relationship despite different equity.

How have you proceeded in such a situation? I would like to discuss this topic openly and honestly with my girlfriend without being seen as a "miser."

But at that age and with a "one-year" girlfriend, it quickly leads to a nasty financial awakening. You separate next year and suddenly the house is split in two and so are the debts. The girlfriend can end things quickly like that.
Would be an absolute no-go for me.

It now depends on the total sum of the house investment.
If you can handle it alone, then buy alone. Your girlfriend then contributes to living expenses and additional costs. If you get married, the then wife simply becomes 50% owner (after the wedding, because then it is free of real estate transfer tax). If you separate in a few years, everything is clearly settled.

A lot can happen in two years. From what you write, it is your project and your girlfriend is welcome to join. What expectations do you have for the joint property? After all, it is a financial and often also an emotional challenge. Forget about saving rent.

Do you really want to build TOGETHER? Or do you just want to take advantage of the opportunity in the new development area?

That’s why I have concerns too. The amount of the house investment is not yet fixed. The price per square meter will only be published by the city in the next few months. I still want to determine the possible total budget.



A lot can still happen. Correct. That is why there is currently uncertainty, also regarding financing. With my previous girlfriend, I had similar plans, to acquire property at some point. I never really thought much about it then. After the separation, one reflects on the corresponding plans and I came to the conclusion that unforeseen events can always occur. For this reason, I want to arrange everything fairly from the start. Because if it eventually doesn’t work out together anymore, I don’t want any discussions or "divorce battles." That already happened with my parents back then.

Of course, I also want to take advantage of the opportunity. My friends are also applying for the development area, and due to the geographical location, no further development areas will be opened in this town.
