But that is the old plan. The new development area is missing.

Are there photos? If I see it correctly, there are already steep slopes on property 39. Height difference is about 4m???

The quantification "slight" is highly subjective. For me, as a resident of the Lower Rhine lowlands, it is a medium to steep slope. Also, the construction heights of the road must be determined as a priority. Do you not care about the roof shape, or do you prefer the cubic form (commonly called Bauhaus style) and only ended up with a gable roof because you have no idea how to implement a flat roof? The significance of the eaves height for the recessed floor is legally disputed. Unfortunately, your city planners remain largely silent on this matter. Even the justification is more than sparse: In order to prevent a full floor from arising from an attic floor above, eaves and ridge heights were standardized. However, since no design reasons are given, a comparison with the effect of a gable roof should be possible, so that the eaves height may well be assumed as the top of the ground floor and the ridge height as the top of the recessed floor. The building permit authorities apparently already have a clearer view on this. Me too!

A basement is a must because of the slope.
A staggered floor like Bauhaus edition I find too expensive.

You need a tightly planned room concept…

… for example, there are no children yet. Therefore, a solid compact gable roof house with a basement, with two finished living/sleeping rooms in the basement for office and child, so that it does not count as a full floor.
Attic then expandable, so that more children's rooms can be created there later.

Assume €2,500 per sqm of living space. Since I assume that €450,000 also has to cover ancillary construction costs, €400,000 remain for the house, i.e. 160 sqm including basement.
80 sqm living area on the ground floor, underneath 25 sqm of utility space, 40 sqm for 2 rooms and guest bathroom, and a "cheated" half area for the office.
Attic therefore not developed for the time being, but prepared.

Basically whatever is possible - of course it must bring a corresponding benefit - we would definitely do all the earthworks ourselves (possibly electrical work, heating, etc...).

We were on site again over the weekend and spoke with already approved builders - here a eaves height of 4 meters was permitted, which is why we now assume (but I will definitely ask again) that we can build similarly.

What I don’t understand - what does an undeveloped attic look like? Without cladding or what do you mean?

Today we also visited a house park and became aware of various manufacturers. At first glance (also from the consultation) I liked a-z Hausbau best - but earlier while googling I became a bit suspicious because the website looked a bit strange and the managing director is apparently involved in several companies... does anyone here have experience with this?

Basically, we have now landed on a gable roof - also thanks to your assessments and help!!!

What we are still interested in here is the question whether the gable roof can be installed in both directions (so basically "upside down")?

Do you mean with the gables on the long sides? - that would be rather counterproductive to gain usable space.
