Hello, I have a question again. Although we have already received our building permit, we noticed last week that we no longer want the site plan as it is. We are now in the process of changing it. Our house was originally supposed to be on the right and the garage behind it on the left. Now, however, we want to have the garage either on the left or right in front of the house. Our question is: how far must the garage be from the driveway? Is the distance measured from the curb edge or from our property boundary? From the curb to the beginning of the property there are about 3 meters of [Gemeinderasen]. Thank you for your help. Best regards, Romi

Hello Romi,

Are you sure that you are allowed to deviate from the permit - which also includes the garage - without submitting an amendment?

Rhenish regards

The distance (if you mean the building line) applies from the property boundary.

Often, however, the minimum distance from the boundary to the garage is specified. The curb is irrelevant.

It is the architect's responsibility, but it may be possible here that the garage can stand directly on the property boundary. It needs to be clarified whether the community use area will be permanently preserved or later allocated for road expansion or intended to be. This should be represented or described in the development plan. Different regulations often apply to garages, i.e., depending on the development plan, they may also be allowed outside the development boundaries.

But talk to your architect, he knows that.

Best regards
