Prices have been lumped after modification ideas of the construction service description

Hello.
We had received a construction service specification from the general contractor [GU] and went through it together. During this, for example, we discussed different materials for the interior walls or switching from a heat pump to a gas heating system.
I basically assumed that the [GU] would show additional or reduced costs on a separate sheet, so that one has an overview of where savings occur and for which individual items additional costs arise and in what amount, and then can finally decide if it is worth it.

In the first construction service specification, there was also a guideline value of 1700 euros/m2.

I would have basically wished for an offer in this form (the numbers are fictional)...
272,000 euros / 160m2 x 1700 euros standard according to the construction service specification
8,000 euros surcharge for statics
-4,000 euros discount for replacing the heat pump with gas heating
3,000 euros surcharge for thicker insulation
5,000 euros surcharge for interior walls
500 euros surcharge for 6 sockets
etc.

In the current offer, there is a large amount shown next to all the individual trades. Apparently, the [GU] simply included all requested changes in the amount and changed his construction service specification.
This way, we have no overview of what costs more and by how much, so we cannot consider whether the additional cost is worth it to us.

Is that normal? How was it with you?

Questions! We had an additional charge for every change request! Favorite word was price-neutral

With us, it went exactly like in an example:. In the case of changes, we have always received a list of additional costs or credits compared to the standard and then had to sign a contract amendment if we agreed with the change

It's not about supplements now but about the one big offer.

That means you can ask the general contractor, but if he does it that way, then that's how it is done. The desired transparent calculation will certainly be provided when it comes to supplements or contract changes.

Real transparency only exists with construction involving an architect. Construction with a general contractor/contractor is defined by the "package."
