I have experienced all kinds of offers – from an A4 page listing a few items (shell construction, roof, windows, etc.) with prices and where (without a description of how everything is to be built and what technology is to be included) in the end 2000 €/sqm came out – to detailed offers where the desired items were listed with individual prices and sometimes even alternatives. Ultimately, the number at the bottom right counts, but if it’s about saving opportunities or the question of whether a feature is worth its price, only asking helps. Or looking for a general contractor who offers more detailed information. You have to decide how much this bothers you.

Of course, my preference is not suitable for generalization, but for me, indeed, not only does the number at the bottom right count, but transparency about how these numbers come about is also essential. As suggested: talk to the general contractor and if that is not enough, look for other general contractors or architects.

We had a final discussion about the construction service description plus the price. Before that, it was at 168, afterwards at 163. The content was, and this was known beforehand, changes and savings. Savings were Polish instead of German windows, specification of smooth white interior doors, cost drivers were satellite system. Everything was discussed verbally, then recorded by hand, we shook hands on it, and thus we were in agreement.

Our GU seller was pressured by us to reveal the +/- calculation. After that, we negotiated again and then signed. Without this transparency, we would not have bought. However, it was also a prefabricated house provider from the upscale segment. This industry is rather known for a complete lack of transparency..
