Good evening everyone,
I am new here, and have been considering for some time whether I can afford a simple house.
I have already found quite a lot about price calculations here, and I just want to know what my idea would cost me.

I was inspired by the thought of how my great-grandmother built her house back then. It was also designed quite simply. First a living kitchen with 1 room and bathroom. Later, extensions were added step by step.

Plan:
Construction of a simple house / bungalow.
No basement
No balcony
A small terrace or terrace exit.
Garage with storage room as a replacement for the basement.
Solid construction, brick masonry should be inexpensive, or so I have been told.
3 rooms with kitchen and bathroom with a total area of maximum 80 sqm.
Flat roof or as inexpensive a roof as possible.
I wanted to run hot water and heating possibly via a gas boiler, but I am not sure yet.

What do you think, what costs can I expect?

As a rough estimate, I would say 1500€ x 80m² = 120,000€ + 30,000 additional construction costs. The smaller the house, the more expensive the price per square meter becomes, because a front door, heating, etc. are still needed regardless of the size of the house. The moderator Bauexperte will surely be able to give you more precise prices.

My layman's opinion: An extension will always cost more money than if you build properly from the start, because for example you then have much too thick interior walls. The more affordable option is probably a house where you can expand the attic if needed.

What might also be interesting for you are modular houses. However, I have no experience with them.

I would no longer recommend that to you today, because you would have to submit a building application every time. Also, in this way you mainly create exterior walls => the exterior wall shifts outward with each extension, without actually being moved.


I have attached a bungalow for you that combines the room layout you mentioned. The pure gross floor area here is 101 sqm; minus the usable areas, about 90 sqm of net living space remain. Your dream cannot be realized smaller than this, because a room layout arranged especially around the dining area requires a lot of space. In the attached example, the garage including storage room is also integrated.

For this example, you must expect costs of EUR 190,000 plus incidental construction costs of EUR 35,000; here my predecessor is right, the smaller the house, the "disproportionately" higher the construction costs.

If you stick with straight-line architecture – for example, 10.00 x 10.00 (approx. 80 sqm gross floor area) – you must calculate costs for the bungalow in the range of EUR 145,000 plus costs for garage/carport and incidental construction costs.
