So 3 walls, connect to the old house, foundation slab, earthworks, roof, and interior finishing. Then additional incidental costs. I say 150k if a company does it and 50k if you do it yourself.

150k would definitely be a statement! Then I would tear down the existing house and build a new one, which would then cost about 200-230k. Doing it yourself is out of the question. No desire, no time and no experience in that area anyway. I’m curious what comes up next week. Because I have received confirmation from two companies to prepare a quote. Both companies have told me they could probably start construction in March, but no later than May 2018. (It would be interesting to know when they would finish.) I’ll keep you updated. Regards

Without demolition.... without planning costs for the new building.

You have to calculate for yourself what is cheaper.

Sure, the new building will be more expensive. But then also without compromises in construction.

We'll have to see... I don't think, for whatever reason, that the construction will cost over 80k.

How do I come to that? No idea. Maybe the wish is the father of the thought here ;-)

What do you even want?

Seriously, attach 60 sqm of living room to a house otherwise unchanged in its layout? – as a glued-on box, basically "a container of enclosed space"?

That at least won’t look like it increases the attractiveness of the existing building – aside from the fact that I can hardly imagine how a 12 m long front would on one hand contain no windows (so you can place something in front of it) and at the same time be the suitable side to access a living room through it.

And then just put a lid on it, or an extension of the main roof?

It all sounds a bit simplistic to me. Could it be that your self-assessment

applies exactly to the construction design as well?

You don’t usually ask for a price for a 180 cubic meter box, do you?
