Well, I have absolutely no idea about construction and all the related stuff. Fortunately, I don’t have to have that knowledge. That’s why I pay a professional as soon as the time comes.

However, I do have a certain idea of how my future living room should look. Whether my idea can be implemented that way or not, I will find out in the future and act or correct accordingly.

I’m just a bit curious and wanted to brainstorm a little over the weekend. However, I was missing an approximate price. Since the discussion here ranges from 80k to 150k, I could imagine that you can create something modest for the average value.

By the way; I am in the absolutely fortunate position of having completely purchased an existing property in Hamburg solely with my own capital. (Had a lot of luck ;-) )
I have to invest about 20k in renovating the existing property and will then move in there. And that without any debt!

Beyond that, I want to realize a wish of mine. Namely the huge living room with some extras, which I don’t want to go into here.

If you request two Hamburg BU, expect that they know each other and coordinate. For safety, include a third one from Lower Saxony, Stade or so, and SH, e.g. Lübeck or Neumünster area. Do not underestimate the costs. Foundation is a must, heating connection too. Water sewage not for WZ, but electricity. I consider the region 100 not exaggerated, as there probably also have to be windows, a flat roof in tar paper is probably not an option. Karsten

Also note that the floor area ratio must still be appropriate. In Hamburg, the floor area ratio can also be as high as 0.2.

Yep, the floor area ratio is 0.2. The plot is 1000 sqm and the existing house is very small. So everything is fine...

But thanks for the tip.
