Presentation of our construction project - Feedback on construction costs?

Good morning dear forum,

I wanted to introduce myself and I have a few questions.

We (I am 31 and my wife is 31) intend to build in the Münsterland next year. It should be a town villa with about 135 sqm on a 507 sqm plot. We have the notary appointment for the plot the week after next.

I had some offers for a town villa and our favorite offers:

Town villa (solid/KFW 55 / heating through geothermal energy) with 135 sqm base price: €274,890.00
Additional costs:
Facing bricks = €7,390.00
Ventilation system with heat recovery = €11,480.00 (In the base price there are window rebate ventilators)
Outdoor area about 100 sqm paving = €7,678.00
Carport with storage room = €13,850.00
Painting work = €6,820.00
Floor coverings ground floor and upper floor = €6,650.00
Electric shutters = €300/piece (We would only take them for the ground floor)
House connections = €6,925.00

Roughly we come to a house price of about €340,000.00

The plot costs €170/sqm, so €86,160.00 without notary etc.

So we come to a total sum of about €440,000.00
We would have equity of about €120,000.00, we wanted to include about €90,000 in the financing and keep the remaining €30,000 as a buffer for the kitchen and upgrades.
Net income is €5,200 per month, whereby my wife still receives parental allowance for about 1 year, then the net income would rise to about €5,700.00.

Can someone tell me if these window rebate ventilators are sufficient? Or should one definitely plan for a ventilation system.

What do you think about the house costs otherwise?

Oh, the revision shafts are with the city :)

Additional construction costs forgotten?

Window rebate vents are sufficient. A ventilation system would be oversized for the entire project.

Hello,

I have to disagree with my predecessor here, window rebate ventilation and an efficiency house 55 do not go together at all.
You have a very well insulated house and then let cold outside air come in through the forced ventilation in the windows.
Here a central ventilation system with heat recovery is the means of choice.
If you want to save, I would possibly refrain from the geothermal heat pump given the house size (and the expected low heating costs) and use an air heat pump instead and invest the savings in the ventilation system.
However, if the brine heat pump is fixed, then possibly check whether a trench collector is an option, that would save the expensive drilling.
Help with that is available in the "pink" forum.
I would also recommend electrical roller shutters on the upper floor, the additional costs are manageable and that is something that is very difficult to retrofit.

We are also currently building in Münsterland. May I ask who your preferred construction company is? Happy to receive details via PM.

I am also not so sure about the window rebate ventilators. Our builder is enthusiastic about them and thinks that is sufficient, but I am still undecided. Our builder does not think much of the air-source heat pump and I believe does not even offer it. But honestly, I also do not find it particularly convincing. And the other offers were mostly at this price level, often even more expensive, and all included the air-source heat pump, so why not just go for geothermal right away :)

I would also never accept the window rebate ventilation and would choose the controlled residential ventilation. Prices sound realistic and income + equity are also great! However, I am missing some costs: real estate transfer tax (only on the land or also on the house?), possibly excavation? additional outdoor facilities (terraces, privacy screen, entrance podium, rainwater drainage, splash guard strip...)? What is the electrical equipment like? How many sockets? LAN?

Grunderwerbsteuer would only apply to the land. That’s why I also calculated the land with €100,000.00. The electrical equipment is, in my opinion, quite okay. In every room on the upper floor, there are empty conduits for TV and also enough power outlets, but there is no mention of LAN connection, only TAE connection?! Excavation and disposal are included, but it does not say how much. I will talk to him about it again.
