And as an addition, we will definitely seek the conversation. Whether it is through our architect with the building authority - so that the experts can directly exchange - or that we will get in touch.
A solution will definitely be found.
We are simply confused that the preliminary building permit with the exact position was approved - and nearly €400 was paid for it. But now this seems to have almost no significance.
I hope to be able to report on this in the coming days. Your opinions and insights have definitely already helped me a lot. Thank you!

Not only would it be nicer if it were oriented north, but also a larger section - this way you can hardly recognize an actual building line.

Mega potential, the property. The option shown there would actually be a bit too boring for me.

Options:
- Construct the carport side at the top of the plan as a solid wall.
- Extend everything further towards the top of the plan; there is still plenty of yard space left here.
- Rotate the house, move it upwards on the plan, and adjust a bit (roughly rotate 30 degrees to the right), place the carports on the left of the plan "in front" of the house.

Just play around with it. By the way: [Terrasie] is far too narrow. Even in the west, a terrace would be a south-facing terrace ;)

I think north is at the top of my sketch.

It is a mystery to me why the building line is not at least taken into account in the planning?

This is how I would plan it.



I will ask about the budget.

Is there an aerial photo of the property and the neighborhood?

Attached is a cadastral map, where you can see that the residential houses (dark gray) on the eastern side of the street are also set further "back" on the property. The direct neighbor to the north is the only residential house that stands directly on the 5m boundary to the street.

So far, the orientation of the house was planned to be parallel to the building line on the street side. An orientation along the northern building line, as suggested above, is definitely an option (although these building window lines only exist in the theoretical development plan draft..)

Addendum - I overlooked the question about the budget, am I referring to the house itself? The house will be built turnkey in timber frame construction. At the time of signing in Aug '22, the price was €420,000. 160 sqm, 1.5 stories, knee wall at 1.80m.
