Hello dear forum,

we (a family of four) are planning to build a 180sqm single-family house with 2 full floors + cellar in Lower Saxony on a flat 650sqm plot in a new development area and are looking for a prefab house company (wood house, clinker exterior). We had the draft planning of the house created by an architect. Our budget is about 3,600€/sqm + cellar + additional costs.

Currently, we are still overwhelmed by the sheer number of providers and their marketing. So far, we have researched mostly small to medium-sized providers. Wolf, Isowood, and Büdenbender appealed to us quite well (criteria were mainly wall construction, company size, and solid finances of the companies). However, the selection is probably somewhat arbitrary.

We would be interested in further comparable/alternative providers in our price range from whom we can request an offer.

Thank you very much for your recommendations and kind regards!

Hi,
we built with ÖHS from Sellstedt in 2019 and were very satisfied.
With our planning from the architect, we went to 3 companies and already had a very good gut feeling during the first meeting with the managing director. The few minor problems that arose during construction were communicated openly and a good solution was always found in conversations that worked for both sides.
The preliminary talks took place in October 2018. The contract was agreed with a handshake in December and finally signed after all points were clarified in January. The house was then erected in April. Moving in was in August, just in time for the start of school.
The managing director was our construction manager. Emails were answered the same day. We had the feeling that he always knew everything and accompanied us well with all worries and questions.
We would build with ÖHS again.
Whether ÖHS is comparable in price, I unfortunately cannot judge.
Greetings from Hamburg,

Why do you insist on wood prefabricated parts with clinker?

We are not set. Maybe rather "tend to". Wooden prefabricated parts, because it is generally easier to achieve good insulation values, better ecological balance, and no lengthy construction of the shell in possibly suboptimal/harmful weather. I also find the idea of standardized pre-production of the components charming in terms of possibly better construction quality. However, we do not categorically exclude a stone house either. Brick cladding fits the building and the region/surrounding development better than wooden cladding and is more robust. For us, the reasons against plaster are more aesthetic.

Actually, there are enough home builders anyway. Maybe also ask a carpentry company?

Hmm, I would say that argument is from 10 years ago. I question the ecological balance.

Well, a heavy rain on the installation date is enough, then the walls are soaked.

Sympathy point for you, although this exact point is the biggest deficit of a home builder -> the fixed preliminary planning that can no longer be changed.
