Prefabricated house providers: Validity of their offers / promotions?

Never let yourself be pressured. Had a similar case here in the forum and now it’s going back and forth with a lawyer. Also always have the construction service description checked.

Does a soil report for the plot already exist?

A soil survey does not exist, I spoke with a geologist and asked for his opinion. However, he said he would need the documents from the manufacturer for the survey.

Earthworks and connections are roughly estimated on our side, but no calculation has been made by the provider. We have a sloping building plot with a 2-meter gradient from the highest to the lowest point.

I asked the supplier about connections; they must be tapped in the middle of the street and are charged based on actual costs. No calculation has been made for the work on the property.

For the foundation slab, one could roughly estimate 10,000 according to the provider. It would then be a foundation slab without insulation and is offered or tendered separately.

You have connection costs from both providers. Everything on-site must be borne by you; how does the construction service description look regarding the installed elements that you as laymen can understand? Number of sockets and circuits, sanitary installations, number of square meters of tiles at what height? Painting work included or on-site? Container, toilet, and disposal? Foundation? Heating? Energy Saving Ordinance? Front door? Etc. There can be huge differences that make the prefabricated house or the solid house several (tens of) thousands more expensive. No construction service description is the same as another!

Window burglary protection, what type RC2 / RC2 n? For a soil survey, our geologist only needed the location, i.e., building area and parcel. It cost about €900 including soil analysis. Without the survey, the architect would have done nothing.

You also have to be careful because the base slab also needs a stable subsoil. That means if you have a sloping terrain, it must be filled and compacted with the right material. The intended €10,000 for the base slab can easily be gone, and the base slab cost will be on top of that. Without knowing the size of the house, I also think that €10,000 for the base slab is not realistic (unless it’s an offer like from a well-known prefab house manufacturer).
