You will be surprised, but there are no consistently noticeable differences in price or construction time between solid construction and prefabricated construction. With both variants, you can build a good and also affordable house.


Prices start under €2000. However, you absolutely must see what is included and, even more importantly, what is missing. There is no really good comparability. Afterwards, you can calculate it, and you will find some information about it here in the forum. Recently, there was a survey about this.


This statement is untenable. There are a number of affordable providers – take a walk through a model home exhibition and you will have a selection. The differences lie in countless details ranging from the choice of building materials to the technical equipment, floors, walls, bathroom fittings... . Furthermore, there are organizational differences such as building with your own people, subcontractors, local craftsmen... .


We moved into our new house in August. It was built using prefabricated construction by a local carpentry company. My wife and I are wood enthusiasts and value as consistently natural materials as possible. This makes quite a bit more expensive even though you don’t see it (for example, insulation). Furthermore, it was important for us to work with regional companies.
With that, we wanted to ensure good communication (crucial for stress-free building), higher quality (they have a reputation locally), and easier correction of errors (which always happen in construction). Behind these aspects, the price per square meter took a back seat – I never really determined it either.
If I had gone with a prefabricated house manufacturer, I would probably have chosen a regional one as well.

Very briefly: for "true believers" (green tech freaks) and/or those who value a good feeling more than their wallet—then yes. Or if the construction company only builds to KfW40 anyway (as many timber frame builders do), you go along with it. Otherwise, "real" KFW-55 or KfW-55 but somewhat better insulated.

Building a house is a business, with the associated profit-making intention. No house manufacturer / construction company primarily pursues the non-profit goal of pushing the homeownership rate with the most socially acceptable square meter prices. The cheap providers all cheat in their construction service descriptions (by omissions, or by using legally / emotionally differently charged terms like "turnkey," etc.), and you will never find out who the most affordable providers are in a clear form, due to a simple structural flaw: regional providers are regularly overlooked by comparison portals and magazines because from their point of view "regionality" is contrary to "relevance." How well you are advised as a builder by Jupp Schmitz or Xaver Huber can only be found out about a half-hour drive around their company headquarters – but that then live and real from people whose likes are not fakes. Unfortunately, it is no guarantee to draw conclusions about good work from deep neglect in marketing and web design, but it is very often a serious indication.
