Prefabricated house is leaking. We feel cheated

Yes, the stains are only on the reveals. Inside at the window or on the exterior wall directly at the reveal. Does painting help? The question is also... why then does the former site manager and the manufacturer make such a fuss about renovation if the damage should only be in the plaster? I can’t imagine it’s about making money.

oh God house broken..........

People people plasterer get on it and that's it. and of course it's clear that you can see new plaster / paint. You just have to paint one side on a large scale

no one sees it anymore

A bucket of facade paint is available on offer for under 20,-. A decent brush costs another five euros....

I don’t believe anyone is renovating here because of the small little spots.... No matter how they change under different weather conditions.

Remote diagnoses are always difficult. That’s why my advice is still to always check on site with a building expert.



So, the stains are above the windowsill. How is replacing it from aluminum to stone supposed to help? Especially since you really don’t see rising damp now (or in your pictures you only see these small spots).

It’s also unclear what the roller shutter box has to do with the issue, since it itself is plastered and not cantilevered.

There could still be sealing between the window, roller shutter track, and the aluminum board (see orange marked area). But for that, the moisture would also have to rise, or this would have to be detectable.



No matter what one does, it would only be done on one window first or investigated further.

I wonder what remedies stone windowsills are supposed to provide. The facade connection is actually better with aluminum windowsills because of the shaped edges all around.

Slope of the windowsills too shallow? But it should somehow be possible to seal it...

Did the site manager measure the moisture at the points from the outside? On the facade paint?

My feeling is this: you go through the 20,000€ renovation and have pinhead-sized spots somewhere again in a few years... what then? Therefore: the transitions: plaster - roller shutter rail and plaster - windowsill all around should be sealed by a professional and the affected areas repainted; that should be inexpensive and (if there were any leaks) work.
