Hello everyone,

We received our 6x3m prefabricated garage with a 3x3m extension in November 17.
Now, after about 9 months, we have about 10 cracks inside that are up to 2m long, and outside we have 4 cracks that are up to 1.5m long, and in one spot a piece of plaster about 2x2cm has already broken off.
When placing the garage with the extension, there were already massive problems; it had to be adjusted and lifted three times because the garage and the extension never fit together. In the end, we had a difference of +4cm at the top and -4cm at the bottom, which was then retouched with a compensating rail.

I have now called the manufacturer G... directly, and they naturally have an information sheet on hand.
According to building regulations, all cracks that are narrower than 0.4mm are not considered visual or watertight defects.

My neighbors received the identical garage on the same day, also with an extension, and do not have a single crack. My parents also have the garage for 7 years, but without the extension, and do not have a single crack.

Now my question to you is: do I have to accept it like this? Visually, it really no longer looks good, especially for almost €15,000.

Thank you very much.

I can't see anything ;-) But your text description gives the impression that during the foundation work a beer bottle replaced the spirit level, and now "the table is wobbly" ;-)

Who created the foundation?

The foundation was constructed by our developer; the garage would also be ordered through them. The problem is they always inquire directly with the manufacturer about everything and pull out building regulations, with everything somehow always being within tolerance....

Attached are a few pictures

Even if proof photos are probably not your strength, I believe I can recognize that, firstly, these are all purely plaster cracks; and secondly, I fear that they all fall within acceptable dimensions.

However, the description of the height irregularity still sounds very much like negligence in foundation alignment, and as a result, basically stresses as the cause of the cracks.
