Prefabricated garage made of concrete or steel? Build it yourself?

Hello everyone,
we are currently planning a detached prefabricated garage next to our new building and I have mentally hit a bit of a dead end:

So far, we have always assumed a 3*6m concrete prefabricated garage for a maximum of €5000. Now we have agreed on 3.5*7m. 3.5 width for additional comfort, but also to have space later for an electric car charging station (three-phase power is already prepared). 7m length to have space in front of the car for winter tires.

I have now inquired with various concrete prefabricated garage companies, but only received prices >€10,000 (Ott €11,500, Rekers €10,500, Pfaff €12,500). Each including a swing gate and motor, but without foundations.

Steel garages are cheaper, but I read online that their durability is not so great or that they turn into real dripstone caves during transitional periods. The sales representative from MC Garages was even on site and pressured me to sign the purchase contract right away from the trunk of his car. Not exactly very professional.

My questions.

    [*]Who has a 3m prefabricated garage? Is it manageable (possibly also with a charging station)? With our planned 3.5m there are additional costs for special transport
    [*]Concrete vs. steel – does anyone have experience here? Regarding durability and appearance, but also the condensation problem
    [*]Do the prices of the concrete garage manufacturers match your experiences?

One alternative we are seriously considering is to build the garage ourselves. Has anyone done that and can report how it turned out cost-wise?

I would check out ADM Garages. We are getting a 2.85x7m precast concrete garage with an anthracite door and a Hörmann sectional door with drive and electrical package, etc.

We are under €9000

The company Hoffmann (Garagen) was recommended to us by the architect. They build using pumice concrete precast parts and assemble on site. However, I have neither experience with this nor prices.

A "3-meter" precast concrete garage usually measures 2.98 m outside and 2.82 m inside – this is absolutely sufficient to comfortable for a car and only insufficient if you want to roll a trash bin past the car. Both last forever. Bare steel sweats, but with an insulating fleece, that should not be a problem. I have "bare" steel garages; calling them dripstone caves is a huge exaggeration: of course, condensation drips off, but it does not harm the car, I just don’t store files there.


I usually recommend the pumice precast construction Hoffmann often and gladly; however, the original poster is from Bavaria and Hoffmann is in northern Rhineland-Palatinate. There are plenty of their garages in my neighborhood, all still in top condition even after a long time. The prices are probably fair but not a discount.
