Prefab House Forum - Complete house possible for 150,000?

Based on my experience, you definitely won’t get the prefab house in Germany for 150,000! There are still building permit fees, house connections (several thousand euros), outdoor facilities, etc. etc. etc. Also, the mentioned price of 138,900€ will not remain.

Hm, I already suspected that. However, the house has a fixed price guarantee?! The outdoor facilities can also be done later... Only the other incidental building costs... Are there any tables somewhere so you can see exactly what would come up?

CAUTION: House does not automatically mean a complete house / prefab house.
Everything that is not stated in the contract must be paid extra. And if the front door is not listed, you won't get one at the fixed price either. Just as an extreme example.
I think any house provider can cobble together a prefab house for 140,000 €. They always use the cheapest materials, the simplest windows, cut back heavily on equipment and then they have an effective fixed price offer. In the end, you'll realize, oh, I'd like one more window... every change then costs a fortune.
And if you then have a prefab house like 90% of other builders choose to build, due to all the extras you'll have paid the same as the other builders.

What matters is not the price, but what you get for it. Everyone only gets what they pay for. Says every builder with experience.

Hello,

we also inquired at Danwood. However, they charge money for everything that is not directly related to the prefabricated house.

When the consultant told me that, for example, the delivery costs (!) alone for the prefabricated house would incur an additional €2,000, they were out very quickly.

I have now read through the construction service description from Danwood. It has 39 pages and, like with almost all providers, is a colorful advertising brochure. Of course, prices are not included. On the last 2 pages, there is a tabular summary.

What I noticed negatively:
- Very cheap fittings in the bathroom (approx. €50/fitting)
- Sanitary objects in the standard according to the brochure very old-fashioned
- Interior window sills made of plastic
- Floor coverings in the rooms fixed... mostly carpet or laminate.
- Wall coverings only textured wallpaper
- Tile backsplash only 1.50m high, no information if there is an extra charge for the shower
- Pine staircase (wood too soft)
- No ground slab, and probably no planning for it... high additional costs
- Everything around the house not mentioned, no base plaster
- Meter cabinet is the client's service... what belongs to this trade? Also the connection of all fuses?
- Floor retractable ladder for Kfw55 probably with a high surcharge, like with us as well.
- Standard heating system very weakly equipped (only 120 l hot water tank)
- Few sockets (but I think every provider keeps this tight)
- Roof construction with low snow load. (our provider installs 2.5 kN/sqm as standard, Danwood 1.5 kN/sqm, depending on building area pay attention.)
- Underfloor heating at an extra charge. We wouldn’t have cared, as we don’t like it anyway.
- Like with us, things are missing such as construction water, construction electricity, fencing at the construction site... We also had unexpected additional costs here. (approx. €2000)

These are just some things I noticed. If I get this now for €150,000, the price will probably be good. We had a €50,000 higher base price, but in return, more essential things for US were included. The list above is also neutral, as I don’t know Danwood and cannot say anything about their prefabricated houses and build quality. But here in the prefab house forum, you will find plenty of information.

Hello there,
I mean exactly the last two pages... everything else in glossy print is pure advertising brochure.
I can also add that everything is done according to the construction description according to DIN. Only which DIN is not specified.
The construction toilet and container also roughly cost around a thousand, plus electricity (several hundred to more) etc. etc.
The houses only look good with the extras.
I recognized a Danwood near us last year and spoke to the owners. They are satisfied! But for example, the small window strips that Danwood installs on the upper floor are not even openable.

Incidentally, incidental building costs are calculated at 16,000 for us, landscaping and sewage and so on another 10,000.
However, we have included, for example, construction electricity, container and the toilet (and by the way also the slab), and are under 150,000 for the bare house.
Shrubs and trees cost money, and who wants to live for years on unpaved outdoor areas?
