Hello,
I know that users who register to ask a question are not welcome in a forum. Maybe someone will still find a moment to answer my question.
We are planning an extension on the east side of our property (expansion of the kitchen and an additional room, total 20.05 m²). Our property is one of 4 units.
The Building Use Ordinance 1977 applies and we are from Lower Saxony. The floor area ratio is 0.3 - the plot ratio is 0.5.
According to my calculations, this is possible, since in the Building Use Ordinance 1977 only the main building and secondary facilities connected to the main facility are relevant for the floor area ratio. Corporate/garages only with a value > 0.1. We have the consent of the other 3 co-owners for the extension.
My questions:
1. Floor area ratio:
According to the Building Use Ordinance 1977, garages and carports only count towards the floor area ratio if they exceed > 0.1 of the plot area. The former building authority employee has now added up the square meters of the 4 carports and comes to more than 0.1 of the plot area. But he also counted the sheds behind the carport. That is not correct, is it? I am sending a photo showing which sheds I mean (marked in green). According to the Building Use Ordinance 1977, sheds/garden huts/bicycle storage rooms do not count towards the floor area ratio or the value that must not exceed 0.1. If I leave this out, I am below a value of 0.1 of the plot area.
2. Plot ratio
He simply took the external dimensions of the ground floor for the two houses and then multiplied this by 2. For the plot ratio, however, the usable area is relevant, which differs in the ground floor and the first floor. So basically without exterior walls, only the usable area. He probably made it as easy as possible in the calculation since with this simplified calculation he also ends up < 0.5 (0.491).
It would be really great if someone could assess these two points.
