Hello!

We are currently planning a single-family house, some of you might know my posts here. In the meantime, we have found a construction company and know exactly which house with which floor plan, etc. Now we still need to decide the position of the house on the plot and how the double garage (or carport) should be positioned.

The idea was actually as follows:
(blaue Linie 3meter Baugenze, gilt nicht für Garagen in SH // N = Ausrichtung Norden)

But then I have to pave about 100 sqm of driveway. That is really quite a lot. If I move the carport forward towards the street, one window will be covered (guest WC) and the wind and privacy protection will be lost on the terrace at the back (west direction).

Do you have any ideas?

Do we know your floor plan? Wasn't it still in the planning phase? The carport location also depends on that.

hey, the floor plan is as follows:

I know that I won’t win any beauty prizes with this (self-created CAD). It is more important to me to get all the furniture correctly into the house, to scale and model-wise. I think you can tell the orientation based on the front door. There is no side entrance door.

... attached to a semi-detached house? Well, I won’t say anything, you want to discuss the location of the carport anyway. Move the carport up to 1.5/2 meters close to the front corner of the house (or even further). But then swap the WC and utility room, so you have a WC window in the front area (north or west). The utility room window would then be in the carport. There could also be a patio door there, if needed. Privacy and wind protection with a hedge along the property boundary and/or also on the west side of the terrace. The resulting corner between the house and the back wall of the carport can then be designed as a backyard. Maybe also, as it is currently drawn by you, simply rotate both building parts clockwise by 90 degrees as a connected unit, but then a different, presumably better floor plan would be preferable due to the central location of the front door in the north.

huhu

this is a single-family house (city villa), not a semi-detached house. the rooms unfortunately cannot be swapped, it is a solidly built house from the "standard range". small changes are possible, but not swapping rooms. of course I can remove the window, but then the guest WC will no longer have a window. thanks to the ventilation system at least ventilation-wise that is not a problem, but then there is no natural light anymore. and that's somehow not so great.

specifically, this is the "new family Home" city villa "City" from the company kagebau.

since no other floor plan is possible, and the orientation of the house actually fits perfectly (north entrance, south large living room windows (see pictures if you google the house)), rotating the house will not bring much. at most I could move the garage to the north side.

as can be easily seen, it is a corner plot. on the cadastral map we are declared as house number one on the eastern street. does the driveway then actually have to be on this street? or can I also use the other street (as can be seen on the pictures now)? the aunt from the building authority said it doesn’t matter, but by now I don’t believe anything anymore

Then you will probably have to build over the window of the guest WC, if you move the carport further forward. How expensive would a modification be?
