Hello,

I assume the plan is oriented north. Then I can quite well imagine the following arrangement on the property:

The main garden for "playing football" without a depression in the south. In the lower "terrace" a (utility) orchard, e.g. also with the trees to be planted as fruit trees. A small staircase leads down. On the slope a few nice shrubs as a boundary between the areas.
If a basement is considered after all, the depression would of course be suitable to build secondary living spaces with windows in this direction, for example guest rooms, study, etc. Still would be a basement.

No, in my opinion, the house would still have to be moved 3m further south if it is to stand there without a basement. As drawn in post #7, you would still have to deal with more than man-high L-shaped stones or similar. I did say, outside the depression it would be possible without a basement.

I would provide the recessed area for a second seat. A few steps down and then a small lowered seating oasis promise some variety when chilling. After all, the garden is not only for playing football, and that phase eventually comes to an end. How to place the house and garage, I would depend on the floor plan and house shape. The difference also depends on the preference of whether to build in a standard style or quite open and modern. I tend to prefer an experienced architect here and not a standard type house.

Thank you very much for your suggestions. The proposals all go in a similar direction. I am already taking away that the plot and the desire for a single-family house without a basement do not exclude each other.

… and also the trees on the south side of the seating area for shade. I imagine that very nicely.

That’s the plan if something happens with the plot. Tomorrow I’m meeting the seller and can now go into the appointment more calmly thanks to your ideas.

Thank you very much and have a nice evening.

Since I just wrote it elsewhere: this terrace then possibly has border construction or is very close to the boundary and should not be included in the building application, but rather it is arranged later in such a way that the neighbor is not disturbed and it cannot be recognized as the main terrace.

Sounds cute - we're talking about a solid two seventy below entrance level ...
