Plot with cut-in power station / L-shape - idea search

Hello everyone,

we have received a plot of land with a transformer station (small house) on its corner. We have gone through various options and we cannot really commit to anything. This is our first build and maybe different eyes see other possibilities or ideas.

Size of the plot
approx. 21m width x 30m length - transformer station = 570 m²

very flat, approx. 1m difference over the entire site,
road highest point then gently slopes down to -1m

Setback areas marked on our plot,
currently there is an earth embankment around it, which the grid operator temporarily filled in on our property for renovation - will be removed.

Client requirements
Style, roof shape, building type
We are torn. A city villa would be great, I like it generous and bright, flat roof rather not due to waterproofing reasons. What is planned: We want a residential building, single-family house, 2 residential units conceivable for future rental or similar or directly a granny flat for the home office.

Basement, floors
1 basement planned for hobby and home office, 2 full floors possible with TH 6.00m?

Number of persons, age
4 people, (possibly 5 with a hit), 2x 40 + 2 and 5 years

Room requirements on ground floor, upper floor
GF living room open with dining room + kitchen + home office or alternative bedroom in old age?
Shower on the ground floor.
Office: home office, real use as workspace.

Guests per year approx. 5-6

Open or closed architecture
preferably open, preferably light, I like floor-to-ceiling windows, I am still looking
for suggestions. Things you see and that you would do today,
that we might have missed here.

Modern construction, white bright rooms, light, sun, gladly daring, extraordinary.
So far we might be somewhat simply conceived.

Real kitchen, my wife cooks and bakes, cooking island with breakfast bar
or for pizza to go.

Number of dining seats 6 daily use - 10 for celebrations.

Fireplace
yes, integrated would be sufficient for us

Music/stereo wall
currently no thoughts about this

Balcony, roof terrace
balcony planned to the south with the idea that it serves as sun protection.

Garage, carport
Double garage at least 6x6 m or even larger for bicycles and children's toys
How would you attach/position the garage? I am not quite satisfied,
a large garage would be nice, maybe even with 8m length
for a caravan? Only that probably won’t fit.

Lawn garden for playing football and for the children to romp around.

House design
Planner of a construction company

What do you particularly like? Why?
Practical layout with even transition to the outside
in the living room, open roof, visible beams would be today
but complicated and elaborate due to double construction.

What don’t you like? Why?
South view on top, balcony design, window depths and arrangements,
we are undecided. I miss a bit of pep in the layout.

We look forward to ideas or suggestions, do you see things and
ways that we don’t see, new approaches or things that we completely

forgot or overestimate?

Price estimate according to architect/planner:

still in budget finding and cannot quite overlook that yet

Why is the design the way it is now? E.g.
number of rooms and functions, competitor offer as a basis,
necessity of the arrangement due to the plot

What is the most important/basic question about the floor plan summarized in 130 characters?
What ideas of implementation are there that we haven’t considered and that enable optimal
land use? Ideas for the house that inspire or ground us are welcome. This is our first build

"Roof shapes free, but ridge pitch 20 to 38° or pitch 10 to 20°" - that reminds me of Henry Ford's saying, you can buy your car in any color you want, as long as it's black. Why does one miss / map an earth embankment that is supposed to be only temporary?

Hello 11ant, the earth mound was not there before the surveyor was commissioned and only caught my attention when he came back with it. The dismantling has been requested from the energy supplier, they distributed their excavation at my place.

Regarding the roof shapes, it is actually the case that there is a lot of freedom. Most of the houses being built now are 2 full floors as city villas with a tent roof, I believe that's what it's called? So like cubes with little roofs.

I think it's still okay. A few little things:
1. The balcony. What do you want to do with it? If you have a garden, no one sits there. Get rid of it.
2. The corner on the ground floor. What is it supposed to achieve? You definitely don’t save money with it. So get rid of it too.
3. Rotate the garage 90° so you can drive in straight from the street. The maneuvering in front of the front door due to the tight space gets really annoying in the long run. Whether it’s allowed that close to the street is questionable in my opinion anyway. Maybe you have to move it a bit to the south. Or it’s better to just build a carport right away - that has more options.
4. The kitchen window facing north also has a great view because of the garage. So you can almost leave it out.
5. The partition wall between the bedroom and dressing room can also be removed. It just makes the room small and dark and otherwise has no value.

I would say: a solid floor plan with a few minor flaws that can still be fixed.
But is it what you want? Does your wife like to cook? That would be a reason for me, for example, to plan a dream kitchen with an optimized work area (ask how that works), a cooking island, plenty of light, and direct access to the terrace.

I'll be cheeky: I find the house-garage ensemble beautiful, but unsuitable for the plot. Especially since the garage outside the building boundary is highly questionable, ancillary facilities are often only permitted within the building boundaries (development plan!).

Take a look at what contiguous garden size remains if you place not a universal, but a plot-tailored object and also manage with a single garage:


The ground floor area of the house is identical to your design at 7.5x14m.

The worst part of the current design is the kitchen: from one window you look at your own garage, from the other window at the neighbor’s garage. Ok: definitely great for garage fans.

Regarding the rotated garages: If we align the garages straight, then we need 5.00m of parking space in front of the garage + 6.00m garage length sliding south. I want to try to stay as far north as possible to maximize the garden.

Regarding the balcony: We have considered building a balcony right in front of the living room on the ground floor as sun protection. The middle room, the studio, is intended for the little ones as a play/friends room or as an emergency room for guests.

The corner on the ground floor was a gag from a floor plan from Rensch-Haus, it remained as an optical relief, I am also considering whether to remove it.

Regarding the kitchen window: Yes, the view is not great. Of course, the neighbor’s garage is also there. Putting the kitchen on the other side to the northwest would also not work, because the transformer house is there. We didn’t want the kitchen facing south, so that we would have a nice big living room, I tend to prefer the kitchen not directly visible from the sofa... you always have stuff lying around and you stare at it.

The idea was that we can install a nice photovoltaic system on the roof and have a nice big south-facing living room. Unfortunately, we need a wide garage at least 6x6 with 2 parking spaces.

The building envelope is too narrow towards the transformer house :/
