Plot size incorrect!

Hello everyone,
something incredible happened today, we signed the construction contract yesterday and today we noticed that the site plan is incorrect, a whole meter was measured wrongly. Because of this, it would no longer be possible to build the house in our desired shape since the property boundaries cannot be maintained. Fortunately, I had contractually fixed a minimum depth and width, which now can no longer be adhered to. Have you ever experienced something like this?? What should I do now??

I believe there isn’t much left in terms of house construction that I haven’t experienced yet. But that’s not really surprising, since people are involved in the adventure of the dream house, and people do make mistakes after all ;)


What exactly is your question aiming at? Canceling the land purchase? Withdrawing from the construction contract? Abandoning the building project? .... etc.

I already like the plot as it is shown in the plan. The problem is just that if I were to buy the plot, 1m of the neighboring house would stand on my property and the distance to my planning would no longer be 6.5m but 5.5m at 3m width to our house and 6 meters width to the double garage. The plot looks as follows. 21m wide, 23m deep and on the right where the house is attached at the back the depth is only 18.5m according to the plan, but in reality 17.5m. This building there is currently being completely newly clad/insulated. Our house would only be built in October. Now the question is, do I just build now and keep the 6 meters to my property boundary, of which 1m is occupied by the other house with the new house wall. Will I then be the villain later and will our house be in the wrong place or will the old building then be wrong with the new insulation/cladding? I could also arrange with the 5.5m, but not if later it is said that the house must be demolished because the distances are not correct.

Can you upload the site plan with the house you planned marked on it? I don't understand it otherwise :(

1m will be added on the left. The blue line should be 13.5m long, but it is 12.5m. The building at the top/right is 3.5m high. And this would therefore extend about 1m into our property.

Where is your property and where is the neighbor's property? Where is the boundary?

I only see a hall! ... and many parking spaces?
