Plot selection in a new development area - who has tips, experiences?

Hello dear forum,

we happen to be (relatively randomly) fortunate to acquire a plot in a new development area. However, this presents some challenges for us as house-building rookies. We would like to build a single-family house. The marked plots are an option for us.

We look forward to suggestions/advice and (hopefully) a long journey together to the dream house.

I assume that north is at the top and unfortunately there is no numbering.

But I find the entire lower row of four attractive. Good orientation for the terrace and at the edge. This way you have peace in the garden.

Bottom left is somehow cool at the edge. Has a "private" driveway and a good orientation. In our new development area, however, those at the very edge have some problems with mice.

Otherwise top right. Also a good orientation for the terrace and garden. After the garden comes a beautiful meadow.

All the mentioned plots have a good orientation. I find that very important. The elevation difference on the plot should be as small as possible. That makes everything easier when planning and building. Then you should look at the cross-section of the plot. If necessary, draw the driveway, garage, paths, terrace, etc. to scale. The planned or current surroundings can also enhance or devalue a plot.

The selected plots are all located in the same section WA1.1, the number of floors is difficult to read, in the so-called reference rectangle the terrain rises in the north from west to east by 8.1 m, in the south from west to east only by 5.4 m, in the west from south to north only by 40 cm, and/or in the east from south to north by 3.1 m. The building height is identical everywhere, its reference height is fixed individually for each plot. In the northern row, the terrain slopes down to the south garden and the public green area, in the middle row it rises towards the north garden and the public green area, and in the southern row, the terrain slopes down towards the garden, the planting obligation strip, and currently still a field. How is the sale conducted here: all free, by application process, or how does it work here?

I would say you have narrowed down your choices enough to build your city villa. I wouldn’t restrict yourself any further – options might disappear one after another because others reserve earlier. The orientation is classic, so you can build the classic city villa with a side double garage and a south-facing terrace. However, I would like to point out that due to climate change, this is no longer the best choice, so you should possibly plan and allow for other terrace locations.
