Plot of land in sight - looking for tips, tricks, suggestions

After a long wait and search (and occasional quiet reading here), the chances are now (very) good that we (both 34 years old, married, still childless, planning up to 2) will get a plot of land – and even in our home "village"!
A farmer in the village wants to turn a pasture into building land (for quite a while already, but now it is supposed to "really" happen "soon"). We have the promise that if we want, we will get a/our plot.
We have looked at the marked one (the one directly below might possibly still be available as well, and maybe the one to the left of "ours" too):

Why exactly this plot? 6xx sqm are, in our opinion, completely sufficient, and it somehow has to be paid for as well. The one below is a corner lot with a sight triangle, somehow just not so nice.

Since PDFs are not allowed, the development plan for Verden is: Development Plan No. 1 - 28 III (very old, last amended in 1983).

Now a question to the professionals, what should/must one pay attention to? Is there anything speaking against the chosen plot?
Planned is a "normal" single-family house, approx. 150 sqm. Stylistically towards Frisian/manor house – in my opinion, that should go without problems with the development plan and fit into the village image.

If it goes well, we can buy the plot entirely from equity at first (also thanks to family), later on we would refinance part from the bank. I think I have read that this is possible (so value of the plot approx. 120-125K EUR (not quite final yet as the farmer has not received all offers for development), but in the end you only bring in 100K EUR into the total financing?) That would definitely give us a bit of flexibility.
Overall price will probably realistically be at least 450-500K EUR?

Have I otherwise forgotten anything important to consider? Any missing information?

I would prefer it to the left of you if it is affordable. There you can perfect the garden in a south-west orientation and have no one looking onto your terrace and garden, plenty of freedom.

I would also prefer one of the two on the left – for the same reason as :)

The garden orientation is a good point, however, the area above and to the right of "us" is still meadow and, as of today, no development is planned there. So it would only be the neighbor below, who (hopefully) because of the orientation will not have a terrace and/or garden facing us. Almost 150 sqm more land is roughly 30,000 EUR more money (or less elsewhere...). We will have to think it over thoroughly again. Thanks again for your input.

No, you don't have to. Just because both of us and also others prefer the other plots...

You have already made an inner decision and made peace with the land, then stick with it. Because these are your arguments:

Yes, somehow we have actually already set our sights on this plot to some extent. But the garden orientation is definitely a sticking point. And it is exactly for such pointers that I am here. Let me put it this way: if the plot on the left were 100 sqm smaller, there would be nothing to consider ;-) Well, maybe we'll just wait and see what final price is called (although I don't believe in a "positive" surprise – even for us, plot prices only go in one direction, but you never know) Are there any advice/comments on my other points?
