Plot near the highway - is it worth it?

Hello everyone,

we have found a plot of land in the countryside: big enough, perfect and fast connection to the big city with public transport, no high-voltage power lines - there is only one "but":
next to it runs the BAB A9. The straight-line distance is about 400 meters (the shortest way). There is a large noise barrier, so the noise level is definitely acceptable.
It will be a single-family house (solid, sand-lime brick), triple glazing, controlled residential ventilation.
We have a small baby, and my concern is the possible air pollution because of the highway. Next to it is also a large forest.
Do you have any experience with something like this? Or is the distance sufficiently large and therefore rather unproblematic? Otherwise it would be an ideal option for us.
Thank you very much!
Best regards
NilsHolgersson

The tiled stove used by neighbors for burning wet wood and residual waste is generally much more dangerous. What is the situation, is it rather open and windy? Or is it a basin location where the air from the highway can stagnate and accumulate? If it is reasonably well ventilated, I personally would have no concerns. What kind of terrain lies between the property and the highway? Residential buildings? Meadow? Forest?

Quite a few people also live within throwing distance of the A1. My father is about 150 m as the crow flies from the A1. It is considered one of the most desirable residential areas here in the region. After three days, you hardly notice the slight noise anymore. 400 m to the highway I consider completely "normal" and acceptable in our fairly densely populated country.

Thanks for the answer :) There is a meadow in between, partly built with single-family houses, but not dense - in that sense well ventilated, from 2 other sides comes the forest.

We currently live in the third row on the ground floor to a four-lane "city highway," with a house-high earth embankment in between. I don't want to make any comparison to the highway here, but you actually stop hearing the basic noise relatively quickly. It only became noticeable to me again at our building plot in the countryside that it is much quieter there than in the city :D Friends of mine live near a bridge, the same "city highway," where the "clacking" of the bridge joints to the regular roadway is annoying.

I would simply spend an afternoon during rush hour near the property and see what you really hear. With a controlled residential ventilation system and appropriate filters, you can certainly achieve quite a lot.

Well then, go for it! Don't worry about the air.
