Plot found but too big - Seeking construction partner

Hello,

I hope I am in the right forum for this topic. We have found a plot of land in Eichwalde (right on the city border of Berlin) that we really like, and everything looks like we can build a house on it according to our ideas. However, the plot consists of 2 parcels, of which we only need the front one. Together, the two are too large and too expensive. The seller has communicated through the real estate agent that he wants to sell the two parcels preferably only together. Therefore, we are looking for a building partner who wants to build their house on the hammer-shaped plot. The rear parcel is about 650 sqm + the handle, can be developed according to $34, and because the neighboring houses are relatively large, probably a relatively large house with up to 120 sqm footprint and 2 full floors would be approved by the building authority. It is being sold just below the standard land value. Apparently, there are no major issues (no trees that cannot or can hardly be cut down and only an old weekend house.) Does anyone have an idea where we can find someone? We have already gone through acquaintances and colleagues. The real estate agent is relatively unmotivated; after all, you don’t want to work too hard for 7%.

Well, the common portals where you look for or sell a property are suitable. Also classified ads and the regional groups on social networks. And then there are the bulletin boards in supermarkets.

Links sind hier verboten, aber die Scout ID des Grundstücksangebotes könntest Du nennen. Und ein Katasterauszug wäre hilfreich. Ist der Stiel zur Erschließung des Hinterliegergrundstückes bereits abgeteilt, oder soll das per Wegerechtskorridor gelöst werden? If I understand correctly, the houses could stand freely (so no semi-detached house co-builder is sought), and you insist on the front part for yourselves?

I fear that if it is a "must have" property, the only option is to buy both and then resell afterwards. I would recommend that anyway, then you have the choice who your neighbor will be.

Also think about Eichwalde again and look for alternatives in parallel. Acquaintances of mine live nearby; the whole area has been very overpopulated since the 2010s and has not yet been able to keep up infrastructurally. So if you have children - kindergartens and schools are completely overloaded. For adults, also doctors etc. The S-Bahn is constantly interrupted due to construction work (where Eichwalde is often still the last station served, if you're lucky).

It is the parcel 351 on the map. We would need the partner for parcel 352. The plan would be, as already guessed here by , to build detached houses. It is not an absolute must-have, and we would not like to buy it completely because then the financial planning with the house no longer works well. It would be possible, but in this price range there are also other properties.
