Hello,

I suspect that it won't be up to you to find a lever. If your current favorite sets up this plan, there will be a reason for it that you won't be able to change.

What remains in my opinion is to look for another provider.

Since you can withhold 5%, it is "only" 62% at the finished shell (including windows). To get even lower, try to reduce the 5th and 6th payments (each 8%) in favor of the 11th and 12th payments. Prerequisite: You explicitly agree with the contractor on the withholding of the 5%.

Incidentally, the 11th payment is due "at the start." That can be annoying; they deliver a pallet of tiles to your house, demand payment, and then you never see them again... But of course, it can also go quite smoothly; most general contractors / main contractors are reputable people; it’s always good to know beforehand who you are dealing with.

With us, shifting the percentages was relatively unproblematic, subtracting 2% here and there at the front and then recalculating it further back. The last 5% then after acceptance.

But now for a question about this, and please don’t stone me because I apparently haven’t understood it yet. The 5% security retention is mandatory according to the Construction Code, as I understand it. It’s just the form that you’re supposed to agree on, right? What options are there or what kind of agreement do you mean? Retaining the amount, bank guarantee, or insurance? What’s the deal with the fact that some people say the 5% is only given after 5 years and after the warranty period has expired?

In my opinion, this statement is not entirely correct. You always withhold 5% of the current contract status. That means 5% of 67% of the construction sum. That results in 63.65% and not 62%.
