Planning the garage location at the single-family house

Hello everyone,

we are planning to build a single-family house. We are at the beginning of our planning, but already an important decision is coming up. This concerns the positioning of the garage.

Plot No. 441 has a slope from west to east, we are talking about approximately over 70 cm.
If we place the garage towards the east, an exemption application is necessary.

The question now is, where is the better place for the garage?
On the west or on the east side of the plot?

I would prefer the east. The thing is quite a bulky piece on the views/drawings, especially in relation to the house. Have you ever thought about an "airy" carport?

Hello marv45,

The garage is actually still too small at 6 x 7 m! I would like to have 6.5 x 9 m. You need storage space when building without a basement.

I would also prefer to have the garage on the east side! However, I want to fill in the plot behind the house then! That would mean I need a small step if I want to go out from the garage onto the terrace. Basically not a problem, but what about the rainwater then!?

Hello everyone,

the decision has now been made, the garage will be placed on the east side.

I would like to hear your opinion on the planning/layout of the rooms.
What is good or bad about it, what can be done differently or better.

hm, so what?

I don’t think the floor plan is bad at all. However, the kitchen needs to be planned in more detail: as it is shown, there is no refrigerator or any other tall cabinet. Personally, I would swap the entrance to the living area with the wardrobe -> shorter way from the kitchen to all other areas. However, the chimney and this junction utility room/kitchen/dining would have to be reconsidered. In the utility room, make sure that no equipment is placed on one wall so that a row of cabinets for storage options can be installed there. Because there aren’t enough of those. Where will the laundry be done? Where will seasonal clothes go? I see that as a problem (or in some areas also preferably black ;))

Very observant ;), the cooking island was actually supposed to be removed, the kitchen remains closed. True, but if the cooking island is removed, then the wall facing the garage can be equipped with more kitchen components and the dining table placed against the living room wall Which wall do you mean? As for the building technology, I plan to install an air heat pump and photovoltaic for hot water! Laundry should be done in the utility room! Honestly, I hadn’t even considered the point about seasonal clothes. Or will it get too tight in the utility room? Regards
