Planning the gallery - What costs can we expect?

Hello dear experts,

I have a question: we are currently planning a terraced house. We will move into a middle terraced house that has 128 m² without a gallery. With the gallery, it would only be 120 m² of living space. Now we are wondering if we can save costs through the 8 m² less base plate, high-quality parquet, underfloor heating, electrical wiring, sockets, wall, door to the room, etc. If we assume about €2000 per square meter for the construction of the building and the technology, that would be €16,000. Of course, a railing for the gallery still has to be built, which will certainly cost something as well.

If anyone has an idea about the cost estimate, that would be great!

We had the following for that:

The gallery needs a cover for the ceiling end face, costs about 200 euros per meter. Alternatively, a screed angle. The railing is about 350 euros per meter.

Is there going to be glazing in front of it? That usually comes in a post-and-beam construction made of aluminum, and then quickly many thousands of euros are gone.

Floor plan?

I do not understand why my gallery needs less "Bodenplatte", but with 8 sqm less, I would say that the savings due to statics, railing, etc. are practically zero. ...

Our BU also stated that a gallery or airspace almost comes down to the same cost as WF. Due to the size of the airspace at that time (18 sqm), he thought we could apply 2/3 of the WF costs. But that was only a preliminary discussion, so unfortunately I can’t tell you what it will ultimately come down to.

And – I know it’s a matter of taste – 8 sqm would also be the minimum size for me for the gallery to have an effect. Small cut-out airspaces are less my thing, although the layout obviously also needs to be taken into account. We are hesitating with 12 sqm airspace whether it will still look reasonable in the end.

Yes, it won't be much. The dimensions of the building remain the same. A gallery is nice, but wasted living space.

In the end, it doesn’t really save money. The structural engineering becomes a bit more complicated (and more expensive), and the floor slab for the upper floor doesn’t cost that much that a few cubic meters of concrete and screed would make a noticeable difference in price. The same applies to the flooring. How much do 8 m² of laminate or tiles cost? At 50 €/m², that’s just 400€. If you want a gallery, then go ahead and do it, but if it’s about saving money, it doesn’t bring anything in the end. If you say once “let’s treat ourselves, the gallery makes it a bit cheaper,” then the last penny saved is also lost. Besides, you’re also “missing” 8 m² of living space. With 200 m² of living space including a basement, that’s probably not worth mentioning, but with 128 m² you really have to plan efficiently to fit everything in. I wouldn’t willingly give up that space.
