Hello everyone,

I would like to introduce you to the 2nd draft from our architect. Since we are very inexperienced and have no construction experience whatsoever, we hope, if you have the time and interest, for a little bit of guardian angel help.

The construction site is in the middle of Bavaria.

Who designed it: architect from a developer
What do you particularly like? Why? many large windows, "south side" (plot 1420/23 and plot 1419/7 are a parking lot that may not be built on).
What do you not like? Why? Parents’ bathroom layout (sink, etc.) still needs to be changed. Skylight will be removed, instead the staircase should get a glass enclosure (appearance, but above all so the upper floor doesn’t have to be heated with).
Price estimate according to architect/planner: 730K€ turnkey
Personal price limit for the house, including equipment: 840K€
Preferred heating technology: developer prefers air-water heat pump

Why did the draft turn out as it is now? For example
Which corresponding wishes were implemented by the architect?

The 2nd draft from our architect. We wanted a "straight" staircase. One should not be able to look at the sofa from the staircase. Bedroom -> dressing room -> bathroom arrangement is a must-have of my partner, and I would like to fulfill that for her.

I would be happy if you could spare a few minutes of your free time and help us a little.

Ok, I don't know what kind of screens others have, but I need a magnifying glass here. That's why I'm not saying anything for now, but have only enlarged the essential parts.

At first glance, this looks very good to me. What bothers me a bit is that you sleep with your ear by the children's toilet flush. Maybe you could swap the bathroom and bedroom?

Looks good at first and second glance [emoji2] At the third, I would be interested in the drainage of the children's bathroom toilet. The resident who does the laundry doesn't have it easy either. What else is hidden in the basement?

and what kind of staircase is that outside one that goes along the guest room? Or what is it good for?
