Planning, floor plans approx. 190 sqm with request for feedback

Hello everyone,

I would like to hear your opinions on my plans and, of course, also take on any constructive feedback.

Important key points:
- Open living and dining concept
- Gallery with open space and reading corner
- Straight staircase as a central design element
- 2 children's rooms
- Office/guest room
- Walk-in closet

In advance: We are aware of and accept all the pros and cons of open living regarding privacy, sound transmission, etc. in this solution.
Currently, there are two approaches regarding the roof: 1. staggered shed roof or 2. simple gable roof with about 20° pitch.
With the gable roof variant, we would change the orientation of the sheds. This means that the light strips would face north, but the light would then enter the gallery area.

Due to the sloping plot, the garage is located about 1 meter lower than the ground floor level.

By the way, the exterior view of the gable roof variant does not match 100% with the floor plans, as here the annex cube continues all the way to the top and also on the east side. However, this will also be the final design in both variants. This means this area in the living room as well as in the gallery area will be slightly enlarged accordingly.

I would quickly black out the creator on the plans, otherwise they will get kicked out again ...

Otherwise:
- stylish, but looks expensive, 450k+?
- extra reserve planned for structural engineering?
- upper floor bathroom doors directly behind each other is extremely annoying, I had that once
- the desired openness seems to devour the rooms, it wouldn’t be worth it to me
- storage only in the basement?

Thanks for the hint....I embarrassingly missed the creator part. Can no longer edit.

Regarding storage space:
- Cloakroom will still be sufficiently integrated into the entrance and hallway area
- Pantry with almost 7 sqm
- Garage with 50 sqm and direct access
- and massive space in the basement :-)

Costs...yes...in that direction. The 450k is the target size.

(Too) much sqm in the entrance area, large guest room and gallery! However, the children each only get 13 sqm...

In your draft, almost every room is larger than the children's rooms. I would plan at least 15 sqm per child.

The size of the children's rooms is also one of our biggest points of criticism. However, we have not yet come up with a sensible idea of where we could take the space for an enlargement. Ultimately, the idea is that as soon as one of the children reaches their teenage years and needs more space, they may move to the ground floor into the current guest room, and then in the next step, the wall between the children's rooms will be removed (drywall). We still have sufficient space in the basement which is completely above ground (so not underground) that can be converted into living space if needed...
