Hello everyone,

first of all: I don't have any questions about the house floor plan itself yet, but only about the plot. The detailed planning of the house will come later, then I will definitely get back with a fully completed questionnaire. :)

We are certain that we want a rectangular shape and two floors (about 180 sqm) as well as a double garage.

We have reserved a building plot of 957 sqm in Brandenburg and definitely want to buy it. The purchase contracts will come at the beginning of next year, and the notary appointments at the end of Q1. Construction start is earliest mid-2022, but later for us because we still live in our current rental house until the end of 2023. The small town itself had announced the building plots.

In the development area, the development work will begin shortly, and the executing construction company wants to know from us, among other things, the desired location of the driveway.

Here we are still unsure. In the attached floor plan, we have only changed the location of the house and the garage, as we imagine it, to have as much south and west area of the plot free as possible. The location of the driveway was given or suggested and is in the corner. This is certainly not wrong in terms of access to the plot. However, how does it behave with the sliding gate? It would then drive 3-4 meters onto the plot when opening and not just past the fence. Would it possibly be more sensible here to move the driveway to one of the two legs of the right angle?
And in this case, would it be wiser to place the garage next to the house towards plot 1 and shift the house accordingly towards the south?

Your question cannot be answered in such a general way because it depends heavily on the house planning: it should be placed where you can reach the car spa quickly. I also don’t find it favorable to place it directly in the corner in many cases, as it then at least partially divides the property. I’m not entirely familiar with the topic, so here’s a possibly slightly silly question: why is the location of the access road decisive for the development? I assume this is about utilities – these should be as close to the house as possible. So if you are already sure, then place it on the leg toward property 1. Generally, I recommend contacting a planner quickly who can suggest practical placements for the house and the double garage (does it always have to be one?).

Regarding your "gate question": initially it should be noted that you are not obliged to build a gate. To avoid the sliding gate problem you described, a swing gate would also be possible.

Regarding the general planning: you wrote that it should start later for you. Nevertheless, I advise you to begin planning as soon as possible, because then you have the luxury to compare offers for a long time – this could pay off especially nowadays (also in BB).

The construction company from you or from the construction area? I assume the latter? Then they should have the plans.
However, it could also be fine-tuning, angle of the driveway and such? Has anything already been paved there? Utilities, electricity... is that already connected, does the question concern that?
So what exactly is this construction company doing? Why are they asking? What do they want to do? How far along are they in the area? Are they just asking pro forma?


Whether that is possible, you should ask in the right place. I find the position of the driveway (I assume it is intended that the driveways are not placed at the edges of the plots) understandable, but of course some things are not possible.


Definitely not. I consider that very unwise. I would have the funnel changed. Namely, widen the right side of the driveway more towards the east. However, that will only become relevant when it comes to paving. Tip: have the corner itself paved, otherwise you will always be looking at a triangle of the access.
As you say, towards plot 1, that would rather prevent you from having a nice living orientation – unless you want the garage to be on the west.

Forget it. That won’t happen ;) But there are also small gates. However, you can live quite well without one ;)

Where is this site plan excerpt from? (I suspect from a property marketing exposé?) We do not know the actual development plan, but at least its usage template would be helpful to be able to assess the initial ideas regarding the building structures. Is that supposed to be a raised pavement there, with which one wants to decorate the curve (shown in dark gray in the drawing)? I also assume that B1/S1 is intended to represent the reference point, and from its height, your ground floor level should be between +0 and +0.5 meters? The drawing - although we do not know which changes you have made in it - suggests that the ridge directions / house axes are not fixed (?)
