Hello, does anyone have experience with what is better.
Having the plan for the house drawn up by an architect and then giving it to the builder.
Or leaving everything completely to the builder?

What are realistic costs for architects?

In the last conversation with the builder, he said that they could also create a plan, but that it would cost around €4000 and of course would not be charged if I were to build with them.

That "sounds" like a provider with 3 letters, under whose roof a total of 3 providers are united

If you have your house planned by a reputable general contractor (GU), the architectural costs are of course included in the fixed price. Otherwise, your question is the famous Jehovah question and can only be answered by your personal preference

That depends on what you want to build.
The fee is calculated according to the HOAI (Fee Structure for Architects and Engineers) and is, among other things, dependent on the construction costs.

We had four designs made (2x prefab house providers and 2x developers because we didn't know what to decide). The plans were free, only from the detailed planning onwards the providers wanted between 400-600 euros if we had not decided for them (the plans would then also be handed over to us).

Hello,

perhaps one should generally make a distinction here, especially with regard to the postings by [Häuslebauer], so that no one is completely misled.

For a few hundred euros, you probably get a standard draft adapted (?) and should of course be aware of the conflict of objectives that an employed architect is exposed to. If a design costs €4000, then a builder will not just write off these costs if you build with them; they will simply be included elsewhere in a mixed calculation.

The services provided by an independent architect during the first service phases are therefore not really comparable. Keyword INDEPENDENCE. An independent architect CAN significantly contribute to tailoring the building to the needs of the future occupants without being more expensive than a run-of-the-mill building. The exact costs depend on what you want (design only, approval planning, etc.).

Beyond the design, I would also consider who does the tendering (can you really compare services yourselves?) and who takes over construction supervision, etc. Here, good cooperation with an architect—if you find the right one—can also pay off in cold hard cash.

By the way, there are cost calculators for the HOAI on the internet, with which you can estimate this quite precisely.

We paid around 4000 euros for the architect (plans and building application). The construction company (decided on later) also had these services included in the fixed price. We were promised a credit note for the building application and architect services.

In the end, our builder couldn't do much with the digital drafts because they use different drawing programs, etc... (statics, energy certificate, etc. had to be calculated, and the construction company also needs the exact execution plans, which the architect (at least ours) doesn't produce like that).

That means the company still had to redraw everything... The amount of the credit note was accordingly very low. So we paid twice...

Therefore, I would advise having everything done by one source if possible, so you don't end up paying even more later...
