Sorry, but I don’t understand the argument about the price at all! Could you maybe explain that in more detail?

In summary: You have an old plot of land and want to build. You have known forever that because of the proximity to the railway, it will be either noisy or very noisy (the noise protection wall does not come overnight but has long been planned as part of the new housing development and therefore has long been known – if one had been interested in it). NOW you decide that you want to build on the plot and want the railway to pay for your comfort zone.

Sorry, but that will not work. Even if the plot is expensive. Sell it and buy a plot where it is quiet or live with the noise, which will follow you not only in the house but also all summer in the garden.

When selling, you have to expect a price reduction of 20%. That can really hurt. Then there's the consideration: sell or keep struggling.

We were there before the trouble, but nobody cared. And we sold the house to the troublemaker. And even there we had to accept the price reduction, which hurt. All in all, we wasted 100k just to be able to live a normal life.

then you could be successful, since the soundproof wall means a deterioration of your property. however, selling would certainly be an option if you really get 500€ per m².

That's why I asked him: If the properties in somewhat quieter proximity are significantly more expensive, it might not be worth it for him or is not affordable and thus no alternative.
